The Water Is Off. Now What?
Once the panic of a burst pipe Adelaide homeowners face has passed, the questions start. Why did it happen? Has the water damaged the house? What will the repair cost, and will insurance pay for any of it? Those answers decide whether you are looking at a quick fix or a bigger job, and whether it is likely to happen again.
This guide covers what causes pipes to burst in Adelaide homes, the structural damage to look out for, how a burst pipe repair plumber fixes the problem, typical repair costs, and what home insurance in South Australia usually does and does not cover.

What Causes Pipes to Burst in Adelaide Homes?
Most burst pipes in Adelaide are not caused by one dramatic event. They are the end result of years of wear, made worse by local conditions such as hard water, shifting clay soils and ageing pipework.
| Cause | What happens | Why it matters in Adelaide |
|---|---|---|
| Hard water and corrosion | Minerals scale up inside pipes and corrode the walls until they split or develop pinholes | Adelaide’s water, drawn largely from the Murray River, is among the hardest of any Australian capital (Sparky) |
| Old copper and galvanised pipes | Thin, corroded pipe walls finally give way | Many homes in established suburbs like Unley, Norwood and Prospect still run on original 50 to 70 year old pipework |
| Burst flexi hoses | The braided hoses under sinks and behind appliances fray, rust and rupture | Suncorp data shows 10% of home insurance water damage claims in 2024 were caused by burst flexi hoses (CHOICE) |
| Ground movement | Pipes under slabs and in the yard are stretched, bent or snapped | Reactive clay across much of Adelaide swells in winter and shrinks in summer |
| Tree roots | Roots grip and crush pipes, or grow into joints | Large street and garden trees are common in older suburbs |
| High water pressure and water hammer | Pressure spikes and knocking pipes stress joints until they fail | A knocking noise when taps shut off is a warning sign worth acting on |
| Frost | Water freezes in exposed pipes and splits them | A real risk in the Adelaide Hills (Stirling, Crafers, Mount Barker) on cold winter nights |
| Poor workmanship or DIY damage | Bad joins fail, or a nail or drill goes through a pipe in the wall | Renovations are a common trigger |
One burst often means more to come. If the pipe that failed is old copper or galvanised steel, the rest of the run has likely been through the same conditions. That is why we always check the surrounding pipework, not just the split.
Will a Burst Pipe Cause Structural Damage to My Home?
It can, especially if the water ran for a long time or the leak was hidden. A burst that is shut off within minutes usually means wet floors and some cleaning. A hidden leak that runs for weeks can damage timber, plaster, footings and slabs.
What water damage looks like over time:
| Timeframe | Typical damage |
|---|---|
| First few hours | Soaked carpets, swollen skirting boards, water through ceilings, damaged furniture and electronics |
| Days | Warped timber floors, bubbling paint, sagging plasterboard, musty smells |
| Weeks | Mould in walls and subfloors, rotting timber, rusting fixings, damage to kitchen and bathroom cabinetry |
| Months (hidden leaks) | Subfloor timber decay, ground softening under footings, cracking walls and floors as reactive clay swells |
The Adelaide clay factor. Much of Adelaide is built on reactive clay. Water leaking into the ground beside or under a house can make the clay swell unevenly, which can lift or tilt footings and slabs. That shows up as new cracks in walls, sticking doors and windows, or cracked tiles.
Hidden damage is real. CHOICE reports that escape of liquid is now the second most common type of home insurance claim. In one case it documented, a burst hot water pipe under floorboards led to warped structural timber, moving tiles and widespread mould, and the homeowners were eventually awarded more than $150,000 through the Australian Financial Complaints Authority (CHOICE).
After any burst pipe: dry the area fast with fans and dehumidifiers, pull up wet rugs and underlay, keep photos of everything, and keep an eye out for new cracks, smells or mould over the following weeks.
How a Burst Pipe Repair Plumber Fixes the Problem
The right fix depends on where the pipe burst, what it is made of and the condition of the pipes around it. A good burst pipe repair plumber will explain the options before cutting into anything.
| Repair option | When it is used | What is involved |
|---|---|---|
| Flexi hose or fitting replacement | Burst hose under a sink, toilet or behind an appliance | Swap the failed hose or fitting for a new, rated one. Usually quick |
| Section repair | A single split or pinhole in an otherwise sound pipe | Cut out the damaged section and join in new pipe, then pressure test |
| Leak detection, then targeted access | Burst hidden in a wall, ceiling, under a slab or underground | Acoustic, thermal or pressure testing pinpoints the leak, so only a small area is opened up |
| Rerouting | Pipe in a slab or hard-to-reach spot that keeps failing | Run a new line through the roof space or wall instead of digging up the slab |
| Repiping a full run | Old copper or galvanised pipework with repeat failures | Replace the whole line, often with modern PEX or poly pipe that handles hard water better |
Every repair should finish with a pressure test. This confirms the new joins hold under full mains pressure before walls are patched or the trench is filled in.
Ask for the failed section. Seeing the inside of the old pipe tells you a lot. Heavy scale or corrosion is a sign the rest of the run may not be far behind.
At SOS Plumbing & Gas, we carry the tools and fittings for most copper, poly and PVC repairs, and we will always tell you honestly whether a spot repair is enough or whether a larger section is worth replacing.
How Much Does Burst Pipe Repair Cost in Adelaide?
Burst pipe repair in Adelaide typically costs $150 to $1,800 per job, with a midpoint of around $500, according to September 2026 figures from cost guide Sparky (Sparky). Where the pipe is matters far more than what it is made of.
| Job | Typical Adelaide cost (2026) |
|---|---|
| Exposed pipe or fitting repair (under a sink, in a cupboard) | Toward the $150 end of the range |
| Typical burst pipe repair | Around $500 |
| Concealed pipe in a slab or masonry wall, including access and reinstatement | Adds $1,000 to $3,000+ |
| CCTV or leak detection for a hidden leak | $250 to $500 |
| Full repipe of a supply run with PEX | $2,000 to $6,000+ per run |

What pushes the price up:
- Access. Pipes under slabs or inside the thick stone and double-brick walls of older Adelaide homes take far more labour to reach.
- Pipe age and material. Corroded copper or galvanised pipework often needs a longer section replaced, not a quick patch.
- Time of day. Many plumbers charge after-hours rates. SOS Plumbing & Gas charges the same rates all day, every day, with no callout fees*.
- Hidden leaks. Finding the leak can cost as much as fixing it, which is why accurate leak detection saves money compared with opening up walls on a guess.
You will always get an upfront price from us before any work starts, and we will separate the plumbing repair from any restoration work so you can see what your insurer may cover.
Does Home Insurance Cover Burst Pipe Repairs in South Australia?
Usually it covers the damage the water causes, not the cost of fixing the pipe itself. Burst pipes fall under the “escape of liquid” section of most home and contents policies, and the details vary between insurers.
What is usually covered:
- Water damage to floors, walls, ceilings and cabinetry from a sudden burst (building insurance)
- Damage to furniture, carpets, clothing and electronics (contents insurance)
- With some insurers, the cost of finding the source of the leak, such as leak detection or opening a wall
What is usually not covered:
- Repairing or replacing the burst pipe, hose or fitting itself
- Damage from a leak you knew about, or reasonably should have noticed, and did not fix
- Wear and tear, rust and poor maintenance
- Leaking showers, which are commonly excluded
Gradual leaks are where policies differ most. CHOICE found that all the insurers it compared cover sudden bursts, but about 20% exclude gradual leaks entirely, including brands underwritten by Hollard such as AHM, Bupa, CBA and Real Insurance. Most others, including South Australian favourites RAA and BankSA, cover hidden gradual leaks that a reasonable person would not have noticed (CHOICE).
How to give your claim the best chance:
- Turn the water off straight away. Insurers expect you to limit further damage.
- Photograph and video everything before you clean up.
- Keep the failed pipe or hose if you can, and ask your plumber for a written report on the cause.
- Notify your insurer as soon as possible.
- Start drying out quickly to reduce mould, and keep receipts for fans or dehumidifier hire.
Renting? Your landlord’s building insurance covers the structure. Your own contents insurance covers your belongings.
This is general information, not insurance advice. Always check your product disclosure statement (PDS) or speak to your insurer about your policy.
How to Prevent Burst Pipes in Your Adelaide Home
You cannot stop pipes from ageing, but a few simple habits make a burst far less likely, and far less damaging if it does happen.
- Check your flexi hoses every six months. Look under every sink, toilet and behind the washing machine for fraying, rust, kinks or bulges. Suncorp recommends a quick look every six months and replacing any that show wear (CHOICE). Most hoses should also be replaced every five to ten years, even if they look fine.
- Know where your stop tap is, and test it. A seized valve is useless in an emergency.
- Turn the water off before holidays. Suncorp data shows the cost of water damage claims climbs sharply during holiday periods when homes sit empty.
- Listen for water hammer. Banging or knocking when taps shut off means pressure spikes are stressing your pipes. A plumber can fit a water hammer arrestor or pressure limiting valve.
- Watch your water bill. A sudden, unexplained jump is often the first sign of a hidden leak. Do the meter test in our 10-minute burst pipe guide.
- Lag exposed pipes in the Hills. Foam insulation on pipes in subfloors and outside walls helps prevent frost damage in suburbs like Stirling and Crafers.
- Keep trees away from pipes. Check where your water line runs before planting anything large.
- Plan ahead in older homes. If your house still has original copper or galvanised pipework, ask a plumber to assess it. Replacing a run on your schedule costs less than an emergency on a Sunday night.
- Use a licensed plumber for renovations. Many bursts start with a nail, a drill or a DIY joint.

Burst Pipe Repairs: Frequently Asked Questions
Who pays for a burst pipe between the meter and the street?
SA Water looks after the mains supply up to and including the meter. Pipes on your side of the meter are the property owner’s responsibility and need a licensed plumber.
Is it worth repiping after one burst?
In a newer home with modern pipe, usually not. In an older home with original copper or galvanised pipework, a burst is often a sign the whole run is near the end of its life, and repiping can cost less than repeated emergency repairs.
How long does a burst pipe repair take?
An exposed pipe or flexi hose is often fixed in under an hour. A hidden burst that needs leak detection and access through a wall or slab can take a few hours or more.
Can I claim the plumber’s bill on insurance?
Usually not for fixing the pipe itself, but some policies pay for finding the leak, and most cover the resulting water damage. Check your PDS.
Will my water bill go up after a burst pipe?
It can, especially with a hidden leak. Keep your plumber’s invoice; SA Water may consider a leak allowance in some situations, so it is worth asking.
